The Cycle Time Benefit of Occam Off-Site Construction

How does Occam reduce construction cycle time?

The average top 20 national homebuilding company’s operate within an average of 90 days to complete the typical build schedule.  A Typical build schedule includes the time from the surveyor placing stakes and reference points for the excavation of earth in order to place concrete footings and foundations, all the way through final customer walk and acceptance at closing.  There are roughly 30 days that make up the on-site construction schedule, from the point foundation is complete through completion of all framing, plumbing rough, H.V.A.C. rough and electrical rough.  Carpentry represents roughly 2-3 weeks of schedule time, Plumbing is 2-3 days, H.V.A.C. 2 days and Electric rough is 4 days.   The schedules below illustrate the schedule differences from the time the foundation is complete and backfilled and ready to have the structure placed on top.

This excerpt above is from a typical 90 day build schedule and shows the additional construction cycle time, highlighted in red, which is required beyond those days needed in the Occam 60-day offsite process. When MEP improvements are installed in the production facility, it reduces the overall building cycle time to 60 days.
